For owners who want to renovate and stay, and for sellers deciding what to fix before listing. We tell you which projects return money and which ones just feel productive.
Investor and flip design
Finish packages tuned to the resale price point. Not too cheap, not too custom. We have the comps to prove where the line is.
Project management
Contractor coordination, ordering, site walks, and problem-solving when the wall opens and there's a surprise. There is always a surprise.
The 8 Pemberton example
A Victorian in Wayland with good bones, original stained glass, and not much else. We kept the columns, the beams, the radiators, and the oak floors, and rebuilt the rest: kitchen with a black pantry wall and a wine-fridge island, three and a half baths including a marble primary shower in black and brass, a composite deck off the back, lighting throughout. Staged from our own inventory and offered privately at $1,399,000 before it ever hits the MLS.
The 11 Wilshire Dr example
A 1955 cape in Sharon, untouched for decades. We kept the footprint and the oak floors, rebuilt everything else: kitchen, two baths, lighting, a vaulted living room with skylights. Staged from our own inventory, listed at $749,000, sold at $749,000 in April 2026. A flip that returned exactly what we priced it to, which is the plan.
The 52 Condor Rd example
A 1978 colonial in Sharon we bought, gutted where it counted, and rebuilt: waterfall-island kitchen, primary suite with a stone fireplace and a spa bath, custom closet, screened porch. We staged it from our own inventory, listed at $1,195,000, and it went under agreement the first weekend at $1,243,500, $48,500 over asking. Every finish on that job is one we'd spec for yours.

Renovation Design & Management FAQ
Do you do the construction yourselves?
We design and manage. Construction is done by licensed, insured contractors we have worked with on our own projects.
What renovations add the most value before selling?
Usually kitchens, primary baths, paint, lighting, and flooring, in that order, but it depends on the house and the comps. A pre-sale consultation answers this for your specific property.
Do you work with investors and flippers?
Yes. Rose From Thorns started as a flipping brand. Investor design packages are a specialty.
